We will begin the day with our guest speaker, Rebecca Bryant OBE, providing an overview on key themes in the world of anti-social behaviour and changes being introduced to help landlords tackle anti-social behaviour. Rebecca will provide an update on the Crime and Policing Bill, highlighting proposed changes and what these mean for landlords.

Recognising and Tackling Tenancy Fraud

This session will focus on tackling tenancy fraud. We will begin by highlighting the importance of tackling tenancy fraud, examining the wider impact on the sector. We will look at the procedure for possession claims, relating to both abandonment and subletting. We will also explore recovery of any profits from subletting, examining practice and procedure and sharing top tips.

Equality Act 2010 and Capacity
Sarah Salmon and Megan Wood
During this session we will consider the use of the Equality Act 2010 in housing litigation. In particular, we will consider what an Equality Act defence can look like and how social landlords can tackle the impact and challenges it brings to possession proceedings and applications for injunctions. We will also delve into the issue of litigation capacity including the impact on proceedings if a contract-holder is deemed to lack it and best practices for social landlords in these tricky situations.

Landlord and contract-holder repairing obligations
Jack Barber and Alex Clarke
This session will focus on landlord and contract-holder repairing obligations in Wales. We will also examine obligations in relation to leaseholders and shared owners. During the session we will highlight the impact of Awaab’s Law on housing standards and the ever-evolving responsibilities of landlords to ensure safe, healthy living conditions.

Caroline Stubbs - Director of Legal and Governance at Pobl group
Caroline will provide an overview of areas of focus at Pobl Group over the coming year, to include data quality, governance, health and safety compliance, building safety, cyber security and fraud. Caroline will also consider likely risks and the role the housing management team play in managing those risks.
