This month in our Vlog, Leo Stevens interviews Hayden Belcher, founder and CEO of the Affordable Housing Network (AHN).

AHN’s mission is to redefine the sector’s approach to Affordable Housing (AH) transactions. This new online platform seeks to connect Developers and Affordable Housing Providers (RPs) in one forum and is intended to make the underlying commercial and contractual processes faster, easier, and more transparent.

Why might platforms like AHN assist? As many will know, new AH units are often delivered because of underlying requirements contained in Section 106 (Planning) Agreements. Developers and housebuilders will often enter into development documentation with a chosen RP, which regulates the construction and sale of the new AH units to the approved RP by the builder. The RP will then own, manage and/or (in the case of some tenures, in particular shared ownership) dispose of the AH units to relevant qualifying purchasers.

The UK’s affordable housing market is however highly nuanced and has been described by some as being cumbersome, fragmented, and in some cases lacking in transparency. Platforms like AHN seek to streamline things, by connecting Developers and AHPs in the same place to achieve speedy, transparent, and competitive transactions.
