On 27 October 2025, the first phase of Awaab's Law came into force, which requires social landlords to fix reported damp, mould and emergency repairs within strict timeframes. This is a significant development in the social housing sector, and affected landlords urgently need to familiarise themselves with the requirements to avoid non-compliance.

Devonshires’ Housing Management and Property Litigation team are planning two in-person round-table events around Awaab’s Law in London and Birmingham in early February 2026, where attendees will be assessing the impact of the new law and discussing developing themes and issues that have arisen since the new regulations came into force.
